Reactive clay movement.
Most of Greater Bendigo sits on reactive clay, classified M or H under AS 2870. The same ground movement that cracks driveways and brick mortar transfers up rendered walls. A rigid cement render with no control joints will crack within a couple of seasons. We default to flexible acrylic render systems with mesh reinforcement and control joints aligned to the building’s articulation joints, so the wall moves without fracturing.
The Central Victorian climate.
Bendigo swings from 40-degree dry summer days to frosty winter mornings. Render applied in peak summer can flash off too fast and craze if it is not damp-cured properly; render applied in a cold July can take the full 28 days to cure before it will accept a top coat. We time the base coat, the cure and the texture coat to the actual conditions, not a fixed schedule, so the finish does not blister or crack.
Heritage walls and overlays.
Bendigo’s gold-era streets, View Street, parts of central Bendigo, Eaglehawk and Golden Square, are full of solid double-brick homes under a Heritage Overlay. Those walls were never designed to be sealed behind modern cement render. Lime-based render lets them breathe and stops rising damp and salt damage. We use the right mix for the wall and check the City of Greater Bendigo overlay before we start.

Tinted texture or acrylic top coat, two passes. Clean-up, sign-off and a workmanship warranty.
